The proposed changes to Cortes Island’s Draft Zoning Bylaw are online.

An additional dwelling may soon be allowed on Residential ( R-1), Rural Residential (RR-1), and RU-1 (lands whose primary designation is conservation or agriculture) zones.

Another proposed changes is more flexibility on lots larger than 3 hectares. For example, no prescribed building types for dwellings on Residential lots.

Houses that are currently permitted to have suites will most likely be allowed to opt for a duplex instead.

“This is to enable property owners more flexibility in deciding what building types may best fit their needs. Currently, the only two-unit building permitted is a single detached home with a secondary suite. This change is intended to allow more flexibility in the possible ownership models,” wrote Girdler.

Land Use Planner Annie Girdler emailed that the community consultation supported an increase in cottage sizes from 640 sq ft to 1200 sq ft.

The number of units permitted at Rainbow Ridge may be increased to 35.

There is now a proposed cap of 50 accomodations units for Tourist accommodations and campgrounds.
