Real Estate Marketplace - Waterfront
This undeveloped 16.1 acre property has approx. 530ft of oceanfront situated along the southeast shoreline of Gorge Harbour on the west side of Cortes Island.
This is a water access only property and the frontage would allow for well-protected, deep water moorage.
The land is fully and beautifully forested with a large complement of cedar, some of which could be utilized for construction. The topography is modestly sloped up away from the water. Only a short distance from the ocean’s edge is a fairly level bench spanning the width of the property. Towards the back of the acreage, which reaches over 1200ft in distance, there are some steeper grades and elevations.
There are a variety of choices for building site locations on the bench as well as closer to the ocean. One location in particular along the ocean’s edge is a slight peninsula that may be the ideal building site and would provide for sunny exposure and views across Gorge Harbour to the west.
The zoning permits the construction of a primary dwelling with or without one secondary suite or single family dwelling plus one cottage, limited in size to 645sqft.
This acreage is not serviced.
There is access to roads on Cortes Island from the government dock located minutes away from the property. In addition the services and amenities provided by Gorge Harbour Marina are readily available. The Marina provides fuel sales, a general store and restaurant facilities.
Cortes Island has a population of around 1000 people. A relaxed rural lifestyle is evident throughout. Amenities and services include general stores, fuel services, seasonal restaurants, a public school (K-9) and a medical clinic. The island provides sandy beaches, gorgeous lakes and miles of shoreline to explore.
The Discovery Islands are considered a major gateway to the very popular Desolation Sound region. For the outdoor enthusiast it is one of the best jumping off points for a variety of outdoor activities including fishing, prawning, kayaking and hiking.

During the summer months there is also regular float plane service from Vancouver and Seattle directly into Cortes Bay.
