Redesignate the Logged Parcel by Hague Lake to F-1
The new OCP should designate all parcels currently zoned as F-1 to remain F-1 in the future. This principle particularly applies to the parcels on Sutil Point and Bartholomew Roads because conditions have dramatically changed in the Mansons area since the last OCP. The parcel closest to Mansons, designated for residential development in the last OCP, should be redesignated to forestry for the following reasons:
· Significant logging has occurred in recent years. Giving the land a forestry designation puts potential purchasers on notice that Cortes will stand firm on its commitment to only support development on forest lands where significant forest retention is offered. In Siskin Lane, this was 70%.
· There is potential for a large number of new houses on the land behind the Credit Union on land that is already zoned for residential use. Until that area is developed, it will be unclear whether the Mansons area can sustain more development impacts.
· Siskin Lane “used up” the community’s appetite for additional development in the Manson’s area. It was designated as F-1 in the old OCP and got rezoned for residential use. To preserve the balance of forest and residential lands, the Bartholomew/Sutil parcel which was designated for residential use in the old OCP should be shifted to a F-1 designation.
